The two began a business splitting firewood and selling it by the truckload to local folks around Sanford, NC. Proceeds from selling firewood became the seed money for a small development in western Harnett County, NC. We were incorporated in 2003. Our first construction projects took place in 2003. They were mostly small residential renovations like bathroom and kitchen remodels, along with the construction of a single home that we built speculatively. Over the years many opportunities have presented themselves, including custom-built homes, and we have steadily grown our client and revenue base. In addition to encouraging our employees to sit on local nonprofit boards and participating in charitable events, we set aside money every year to donate to those in need and/or for causes our employees believe in.Job DetailsDescription:As a Project Manager, you play a critical role within the Project Team by maintaining a thorough knowledge of construction projects and overseeing the efficient execution of contract requirements. You will report directly to our Operations Manager and work closely with the Site Superintendent and Project Administrator to complete projects on schedule and within budget.Responsibilities:Plan and execute construction and renovation projects.Coordinate construction activities on daily basis.Establish budget and schedule for construction project.Monitor and control expenses within the established budget.Recommend cost reduction initiatives while maintaining quality and productivity.Oversee invoice and payment processing in a timely fashion.Conduct weekly project meetings with the Operations Manager and Site Superintendent.Prepare subcontract agreements to fulfill scope requirements.Solicit pricing from subcontractors and negotiate fees to meet project budget restraints.Review construction drawings and specifications to develop thorough understanding of construction contract requirements.Analyze construction problems and develop immediate resolutions.Write Requests for Information (RFIs) and analyze responses to prepare and process change orders.Respond to customer inquiries and concerns promptly.Generate construction progress and expense reports for management.Attend educational workshops, trainings, and conferences for professional growth.Identify slippages or delays in constructions and adjust schedules to meet deadlines.Identify milestones and problem areas and accordingly recommend preventive actions.Develop project plans, quality assurance plan and health and safety plans.Education:B.S. in Engineering and/or Construction Management5+ years experience in commercial and/or industrial construction.Qualifications:Able to understand construction drawings and specificationsHas strong communication, negotiation, and mediation skillsPossesses superior attention to detail in order to spot inconsistencies in contractsAble to work productively independently and as part of a teamMust have excellent analytical thinking skills and problem-solving abilitiesShould exhibit strong organizational and time management abilitiesExcellent computer skillsInterested in hearing more?
